Building management (BMS) integration
Bring AC, fan coils, pumps, boilers and energy meters into one structure. With an existing BMS we expose data over Modbus and BACnet; without one, FiotX provides central monitoring, alarms and scheduling.
- Protocols
- Modbus RTU, BACnet, LoRaWAN, MQTT
- Signals
- Dry contact, 4–20 mA, 0–10 V, relay
- Platform
- FiotX web and mobile

Which one does your building have?
We expose data to your automation
PN Controls devices read the field equipment and serve the data to the existing BMS over Modbus or BACnet. The operator's familiar screen stays.
- VRF data per indoor unit inside the BMS
- Optionally the same data in FiotX: remote access, mobile, maintenance cases
- Which side commands is agreed up front; no dual-control conflicts
Central management with FiotX
For buildings that don't justify a full BMS investment: retail, office floors, schools, hotels. Monitoring, alarms, schedules and maintenance on one platform.
- Multi-site structure: branch, building, floor, zone
- Alarms go to the right person and are tracked to closure
- Local control scenarios on compatible PN Controls devices are configured with PN Control Studio
Which system, which signal, which device?
Devices are selected for the equipment on site. Readable and writable points vary by brand and model and are fixed in the points list.
| System | Signal | PN Controls |
|---|---|---|
| VRF & split AC | Unit data over the bus; infrared commands | PN Climate HVAC, PN Climate IR |
| Fan coils & AHUs | Status, faults, filters, differential pressure, temperatures | PN Climate HVAC, PN Connect |
| Pumps, boilers, chillers | Dry contacts, 4–20 mA, 0–10 V, relay outputs | PN Connect |
| Energy | Circuit-level metering; Modbus meters | PN Energy, compatible meters |
| Ambient | Temperature, humidity; wireless | PN Sense |
| Field gateway | Wireless sensors and Modbus devices | PN Edge |
Every project starts with a points list
What is read from where, who commands, and which value raises an alarm — all written down before installation.
In FiotX every device is defined by a template; points with the same meaning across brands are mapped to a common data language. "Room temperature" uses the same rules and reports whichever device it comes from.
If your mechanical design includes a points list, send it; otherwise we build it together at the survey.
| Column | Example |
|---|---|
| Point name | Floor 2 · FCU-07 · room temperature |
| Type | Analogue input / digital input / command |
| Unit & range | °C · 10–35 |
| Source | Device, address, protocol |
| Access | Read or read-write |
| Alarm | Limit, delay, responsible person |
Device identity
Every device joins the platform with its own identity; access is authorised per role and company.
Signed updates
Device firmware and control changes are verified with digital signatures.

Worth knowing
Around AC and VRF, we also do all of this.
Let's build your points list together.
An equipment list, existing BMS details and a floor plan are enough for a first conversation.
